If you have ever had your apartment home broken into, there are a few options you may have in order to make yourself feel safe. Recently a customer contact our firm at stated that her apartment home had been vandalized and she did not feel safe. But what can you do as a resident if you are in the middle of a lease. Well you do have a couple options at your disposal.

1) Move to a new apartment home within your community.

Contact your apartment leasing agent and manager and let them know what happened to you. You may also want to file a police report. Give Notice To Get Out of Your Dallas Apartments

Many residents fail to give read their apartment contract in its entirety and thus don’t realize that their lease may not end when it states on their lease contract. Many apartment communities require a  30 to 60 day notice before the resident may vacate the property. And many properties won’t send you a letter or give you verbal notice. It is up to you to offer something in writing to the community so you may vacate the property at your desired date.

If you fail to give your notice your lease most likely will revert to a month to month contract.  Read your contract thoroughly  as if you are receiving a discount, you rental amount may increase to the market rate. Many times this can equate to several hundred dollars per month.  This can be an unpleasant surprise, especially if you are on a tight budget.

A thorough and well managed apartment community though may send you a notice that if you resign with them they will offer some sort of incentive. Remember that if you would like to stay in your apartment home you can start the negotiating process all over again.

When Burglaries Occur In Houston, Tx

Many of us who are moving into an apartment are interested in the crime in the area.

Many of the local police departments in cities have crime rates posted on their websites. The name of the property won’t be available, but if you know the address you can type it in the search box.

But we can even take it a step closer. When are burglaries most likely to occur and how can we protect ourselves?

Did you know that break-ins are most likely during the middle of the day. We have data from Houston, Tx that suggests that 72% of burglaries in one given month occurred during the daylight. And many of these burglaries occurred between the hours of 7AM and 10Am. And if we take the time to think about it we can figure out why this is the case.

A Few Ways To Get Out Of Your Lease

Many people are always asking me how can I get out of my apartment lease. Remember you are never locked into a lease. It would be ridiculous to lock somebody into something they may have to get out of.

Keep in mind your situation probably doesn’t fall into one of the categories below. And you most likely will want to involve an attorney so all the i’s are dotted and t’s are crossed.  Remember most apartments will require that you pay 2 months in advance. Others will require that the property re-leases your apartment home. It just depends whats in the contract.

1) Does your apartment home present a danger to your health or security?

When I was in college it rained so hard water was seeping through the apartment. It didn’t flood but it did make the apartment unlivable.  If I had more knowledge, I would have sent them a certified letter stating that if they didn’t repair the home back into its livable state I would ask for them to release me from my lease.  They did repair it but it took at least 4 or 5 days.

If your apartment refuses to repair an issue in your apartment home that can hurt you or make you sick, you can get out of the lease.

2) Did Your Apartment Give You the Old Bait and Switch?

Perhaps you toured an unbelievable model with stained concrete and awesome appliances. And they promised you your Rockwall apartments would have all the fixings.  But when you moved in there you got a dump. Well this could be considered a bait and switch. Should You Choose A Dallas Apartment Locator

Many Dallas apartment renters are very hesitant when it comes to using an apartment locator. Many people who call us will ask us “how this works” or “is this free”. Rest assured that apartment locating is free in Texas. Actually its really on a case by case basis.

The vast majority of apartments in Texas, including the major metropolitan areas like Dallas and Houston will pay the locator a fee for sending over the client. Remember that most renters will call several locators. They probably would not want to choose a locator that would charge a fee, especially if that locator would be reimbursed again from the apartment community themselves.

Many places in the northeast that are known for very low vacancy rates do not pay locators. Instead the locator does receive a fee from the renter. This is more of a case whereby the vacancy rate determines that the property will not pay the locator.

However, in Texas at least the renter can use an apartment locator for free. So whether the renter is searching for Allen Texas apartments or Euless apartments, the service is free.

In fact we recommend that renters choose from 2 or 3 different apartment locators.  You may find that some apartment locators are more knowledgeable than others. Who Pays For Maintenace

Before you move in your new apartment or home you should make sure you realize who is responsible for the maintenance. Also you will want to know what “wear and tear” is defined as in the lease contract. If you are moving in a public apartment community that is managed by a professional company like a Gables or Camden you can have the piece of mind knowing that they will take care of any maintenance issues. These can range from variety of items including a malfunctioning washer and dryer, air conditioning problems, and plumbing problems.

You will want to read the fine print regarding the light bulbs. Some properties will replace them while others will not. You will also want to know where you can purchase the lights if you are indeed responsible for them. The maintenace staff will most likely know this information. There are also items in the apartment contract that state normal wear and tear. Basically if you damage the property you will be responsible for those items. Storage Tips To Load and UnLoad Your Truck

These quick tips will help make your move in your truck as smooth as possible. It is very important to place the items in the correct order and fashion to make the ride a whole lot smoother.

1) Make sure you load the heaviest items first. By implementing this technique you will make your truck more stable on the road as you meander through traffic.  Also store the items that you will use the most in a place that you can gain easy access to them.  It is very important you rent the truck that is the right size both for you and for the amount of furniture and personal belongings you have.

2) When you load your truck you will want to place items one quarter at a time. Make sure you pack it tightly from the floor to the ceiling.  Use a rope if necessary to make it more secure.

3) If you like the idea of haggling over price you may need to rent a house or from a private landlord.  You are in direct contact with them and they have leeway regarding the price.  Larger apartment communities are generally run by corporations and they are not allowed to negotiate on a case by case basis.
