Before you move in your new apartment or home you should make sure you realize who is responsible for the maintenance. Also you will want to know what “wear and tear” is defined as in the lease contract. If you are moving in a public apartment community that is managed by a professional company like a Gables or Camden you can have the piece of mind knowing that they will take care of any maintenance issues. These can range from variety of items including a malfunctioning washer and dryer, air conditioning problems, and plumbing problems.

You will want to read the fine print regarding the light bulbs. Some properties will replace them while others will not. You will also want to know where you can purchase the lights if you are indeed responsible for them. The maintenace staff will most likely know this information. We have found that leasing agents in many apartment communities don’t know much.

There are also items in the apartment contract that state normal wear and tear. Basically if you damage the property you will be responsible for those items. These quick tips will help make your move in your truck as smooth as possible. It is very important to place the items in the correct order and fashion to make the ride a whole lot smoother.

1) Make sure you load the heaviest items first. By implementing this technique you will make your truck more stable on the road as you meander through traffic.  Also store the items that you will use the most in a place that you can gain easy access to them.  It is very important you rent the truck that is the right size both for you and for the amount of furniture and personal belongings you have.

2) When you load your truck you will want to place items one quarter at a time. Make sure you pack it tightly from the floor to the ceiling.  Use a rope if necessary to make it more secure.

3) You will want to secure all your items like refrigerators, sofas, heavy furniture, and other items against the back wall of the truck.  Place a covering on top of your mattresses and other fragile items that can be easily damaged.

4) Take your larger items including box springs and mirrors and tie them in place securely against the walls.  If they are not tied down they may shift during your move and may cause some damage.

5) Take your valuable possessions with you as you don’t want to lose them during the move. Bring a personal suitcase or backpack with you to place them in.

6) Place heavier boxes on top of lighter ones.

If your lease is about to expire or you are looking for a new apartment home you probably would like to get the best deal possible. Many people are always wanting to know how to negotiate with the apartment communities themselves. Here are a few steps you can take to solidify the best deal.

1) Are you willing to sign a long lease term.  Extended lease terms used to be considered to be around 12 months. Now apartment communities are offering longer lease term like 13, 14, and even 18 month lease terms.  We strongly suggest signing an extended lease as this will bring your rent costs down.

2) You have to be willing to tour several properties in different areas. Remember apartment communities wil “shop” around and they know what other properties are charging.   But it is up to you to find them.  Some properties will also add on an extra special if you put an application and deposit in after you tour. Sometimes properties may cut off an additional $500 or $1000 dollars.

3) If you like the idea of haggling over price you may need to rent a house or from a private landlord.  You are in direct contact with them and they have leeway regarding the price.  Larger apartment communities are generally run by corporations and they are not allowed to negotiate on a case by case basis.

If you live in a home or apartment you most likely want to save as much money on your energy bill each month. Although rates have come down recently, after some time they will most likely increase.  We wanted to let our readers know what they can do to save moeny on their energy bills.

1) If you are responsible for replacing your own light-bulbs try and replacing them with compact fluorescent bulbs. These last longer than normal bulbs and will save you about $30 over the live expectancy of a bulb. Multiply this by the amount of bulbs  you have in your home and this can add up to a lot of money. These bulbs actually use 75% less energy too.

2) Purchase some high quality mini-blinds or shades if you don’t already have them. Make sure they let as little light as possible in your apartment home.  You can close them when you leave for the day.  They will keep out a large majority of the light that will heat up your home and cause your a/c unit to work a little harder.

3) This third tip is very easy.  Don’t stuff your refrigerator full of items. If you space your items apart this will allow the air to flow on all sides and cool your items efficiently.  You may not think that this will cause your energy bill to decrease at all. However, if you follow many of these tips  you will notice every bit counts.

4) Turn off  your lights and other electrical equipment if you are not using them.  I can’t tell you how many people leave their lights on in rooms they are not using.
