Many of our customers contact us regarding all bills paid apartment communities. Renters believe that they are cheaper and they will get a better deal. They feel if they lease at another apartment community, they will have to absorb the additional costs including the water and electricity. Others just don’t want to have the hassle of paying additional bills. Some renters just want to pay one party and be done with the whole situation.
Have you ever noticed how difficult it is to find an apartment that is all bills paid. We receive many calls regarding all bills paid apartment communities, but there are a few items of discussion.
1) Renters usually believe that they are paying less for an all bills paid property. But if you think about it, why would a property pay your utility bills? Apartment communities are not in the business of losing money. Usually the property will know what costs are associated with your light and water bills. They will then assess a certain number among all the apartment units they have on-site. You may not realize it, but you are probably paying the light and water bills. Many properties know that renters love the idea of all bills paid and they can use that to your advantage.
2) Have you noticed that all bills paid properties in Dallas are always older? The majority of newer apartment facilities will charge for water and electricity. That is just the way of the market. Older properties usually use the “bills paid” slogan as an advantage to lure prospective renters in. However, it should be known that older properties usually don’t have any of the newer amenities that renters desire.

Many residents fail to give read their apartment contract in its entirety and thus don’t realize that their lease may not end when it states on their lease contract. Many apartment communities require a 30 to 60 day notice before the resident may vacate the property. And many properties won’t send you a letter or give you verbal notice. It is up to you to offer something in writing to the community so you may vacate the property at your desired date.
If you fail to give your notice your lease most likely will revert to a month to month contract. Read your contract thoroughly as if you are receiving a discount, you rental amount may increase to the market rate. Many times this can equate to several hundred dollars per month. This can be an unpleasant surprise, especially if you are on a tight budget.
A thorough and well managed apartment community though may send you a notice that if you resign with them they will offer some sort of incentive. Remember that if you would like to stay in your apartment home you can start the negotiating process all over again.
