Be sure and read the contract you signed. You saved it didn’t you? You will want to read the fine print regarding termination of your lease. Even though many of you have just signed a one year contract it is possible that you must give a 30 or 60 day notice. Yes apartment management has the right to place this clause in your contract.

Next, make sure that management has your forwarding address? You probably want a refund of your security deposit. Without a forwarding address they won’t know where to mail your refund check. You will be assessed damages that fall beyond any normal wear and tear. Also you will want to hire a cleaning crew that will bring your apartment back to the shape you found it in.
Also make sure you return the key. Within 30 days you should receive your money. However, it they deducted any fees, this should be itemized. Many people always write off their security deposit.

Most of you who are reading this blog post have no doubt asked yourself this question. There are a number of apartment locators in the greater Dallas area and they all have claim to be free. Some will even move your belongings for free. But with all the gimmicks in our environment today, many renters are extremely skeptical of using an apartment locator.
The short answer to this question is “most of the time”. And renters can even use more than one locator if they wish. Apartment locators are reimbursed in Texas by the apartment communities themselves. In the northeast apartment locators usually charge a fee to the renter.
But Texas has some of the largest apartment rental markets in the entire country. Dallas and Houston have hundreds of apartment communities and most are locator friendly. If you decide to go with an apartment community that the locator did not recommend, you will not be charged.
Of course if a locating company asks for your credit card number, you will probably be charged. Also an apartment locator will never ask for your personal information like your social security number.
Some locators will also drive your around the city. This of course will be free. Don’t be afraid to contact a locator and see what they can do. Many times they can negotiate cheaper rates for you. The best answer to this question is usually to address the lease contract before you actually sign it. Most apartment management companies will have specific languages which discuss ways to get out of the lease. And the majority of these instances will include the renter paying a fee.
Normally this may account to one or two months in advance. This normally will get you out of the lease. Other properties will require that they sublease the community. You will be required to pay the monthly fees until the latter instance occurs. Be sure and read the fine print before you finally sign.
What if there is no mention of this?
So you have read the entire contract and there is no specific language regarding terminating the lease early. What should you do? Well the best option would be to discuss and negotiate a buy-out clause with the owner or property manager. If he or she does agree to modify the contract, make sure that these are terms you can live with. There is no reason to pay more than two months to break a lease on a 12 month lease contract.
If you find yourself in a situation where you have already signed the lease and the owner won’t work with you, its best to pay off the remainder and move on. A broken lease on your record is something that will follow you around for the rest of your life.
