Don’t confuse an apartment lockout with an eviction. An eviction occurs when the apartment manager or landlord uses the court system to force you out of your apartment home legally. Most apartment communities won’t use a “lockout”, as it is only an inconvenience to the renter at best. However, its purpose is to get the resident’s attention

In short, a lockout provides the landlord with the ability to actually change the locks on the door of the tenant who usually is behind on his/her rent. The tenant must be delinquent in paying all or just a portion of the rent. They must follow a strict set of rules.

If you have been locked out, the property must provide you with a number or address that you can contact immediately in order to retrieve the new set of keys. This is not an eviction, and by law, they must furnish that new key to you. This is mainly an attempt to get the residents attention and let them know that a future eviction may be in the future.

Many professional management companies don’t waste their time with a lockout. It seems like a lot of work, and the end result is that the renter can simply pick up a new key.  Many landlords simply want tenants you pay their rent on-time. And an eviction can save more time and money than a lockout.
