Many Dallas apartment renters are very hesitant when it comes to using an apartment locator. Many people who call us will ask us “how this works” or “is this free”. Rest assured that apartment locating is free in Texas. Actually its really on a case by case basis.

The vast majority of apartments in Texas, including the major metropolitan areas like Dallas and Houston will pay the locator a fee for sending over the client. Remember that most renters will call several locators. They probably would not want to choose a locator that would charge a fee, especially if that locator would be reimbursed again from the apartment community themselves.

Many places in the northeast that are known for very low vacancy rates do not pay locators. Instead the locator does receive a fee from the renter. This is more of a case whereby the vacancy rate determines that the property will not pay the locator.

However, in Texas at least the renter can use an apartment locator for free. So whether the renter is searching for Allen Texas apartments or Euless apartments, the service is free.

In fact we recommend that renters choose from 2 or 3 different apartment locators.  You may find that some apartment locators are more knowledgeable than others. Also some locators will send you properties that may be in their best interest and not the locators. So its always best to use a few different locators.
