Your pets will affect your apartment search. Many renters who begin their search forget to factor in their pet when deciding  on their next apartment home. Many apartments will have rules that will directly affect your pocketbook and lifestyle in your next apartment. Many renters tour a property and apply for a specific unit, only to find out their pet does not meet the requirements.

Pet Weight

Many properties have weight limits. If your pet exceeds the limit, chances are you will have to find another apartment community. Most apartment homes will accept dogs that weight under 50 pounds. However, the number of properties that accept pets (dogs) over 50 pounds usually decline. However, recently many properties have raised their weight limits based upon the fact that many apartment renters no have pets. Check with the property regarding pet weight before your tour.

Pet Rent

Many apartments are now charging pet rent for your furry friends. This usually adds up around the neighborhood of between $15 and $20. Some renters are turned off by this addition. However, it is becoming more commonplace and some people decide that they love the apartment so much, and that they don’t mind paying the extra monthly fee. Again, before you tour the community, ask about pet rent. If the property doesn’t charge for pet rent, that is all the better for you.

Breed Type

Almost all apartment communities will have limits on what type of pets they accept. For the most part a community will accepts most dogs. However, when it comes to aggressive breeds, you better look elsewhere. Aggressive breeds bring liability, and apartment owners and landlords would rather not deal with this latter issue.

Are you trying to get out of your apartment lease? You probably can but its going to cost you. Especially if you rented from a larger apartment community, there is probably language in the contract relating to this.  Most apartment communities will allow you pay a fee (usually equal to 2 months) upfront. This will allow you to get out of your lease on good terms.

Whatever you do, don’t leave on bad terms. This will leave you with a broken lease on your credit. You will not be able to lease another apartment community without first paying off the remaining balance. And it will lower your credit score as well. If you must leave early and cannot pay if off, see if you can sublease your apartment unit to another renter. Otherwise, we suggest that you fulfill the terms. Although it may inconvenience you, you won’t regret it.

Sometimes apartment communities will try and find someone else to fill your space. If they can do this, you will be off the hook. And you won’t even have to pay a fee. Are you on good terms with the apartment manager? If not, now may be a good time to do so.
